I really like the Vistas on the Gulf. It is a condo complex and it was built in 2003 that makes it one of the few newer Gulf front buildings in St. Pete Beach.
Vistas on the Gulf is a medium size building with a total of 38 units.
The condos are all 1bedroom with den or 2 bedroom units and
they are all the same size about 750 square foot.
The association does not allow pets and the minimum rental is 3 days.
The complex has an onsite rental office and the income per unit per year can be around $30,000 give or take.
Vistas on the Gulf feature a heated gulf site pool, a spa, a fitness room and a sun deck.
Nearly all of them have a view onto the beach, but every view is a little different.
There are only a few direct views to the west, most of the units look either to the south west site of the beach towards pass a grille or the North West site of the beach towards St. Pete public beach. Enjoy a sunset every night from your balcony.
The location is just picture perfect. Vistas on the Gulf is located on the west side on Gulf Blvd in the 4000 block in St. Pete beach.
You can walk to everything, The beautiful and famous Don Cesar is just a few minutes from the Vistas and you have to go and check it out, they have a very nice restaurant right on the beach nearly the pool and the food is fantastic. The Dolphin Village shopping centre, just a few minutes north of the vistas has a Publix, and ice cream store, a liquor store, a Benigans, a Chinese restaurant and many other shops. Also, there is a marina in the back of Dolphin village and you can go on a boat trip for the day or find a nice spot to fish.
Beach bars and restaurants, the historic district of Pass a grille, banks, all kinds of stores, a wonderful Italian bakery, fast food and fine dining restaurant, it is all right there. It really feels like a vacation resort and people love to stay here..
In 2003 these new construction units sold for $341 per sf.
In 2004 the sf price went up to $517
2005 we hit $738 per heated square foot.
In 2006 (5/31/06) we only had one sale and that was for $720 per sf.
Since than NOT one sale in the Vistas on the Gulf.
There are 4 units active on the market right now
and the average asking price per sf. is $604

I have a feeling that we will end up at an average sales price
of somewhere in the low $500 per square foot.
Since most of the condos were bought as an investment property or a second home,
they will most likely sell furnished, so, it is a ready to move in and great rental income opportunity here in St. Pete beach.
