I really like this town home community, the Sun Ketch in Treasure Island
on Isle of Capri.
The town homes were built between 1987 and 1991 and there are 3 different phases
Sun Ketch 1,2,3
All the unit are between 920 heated square feet and 1030 heated square feet.
2 bed room 2 bath or 2 bedrooms 1 bath with an oversized 3 car garage, taking up the whole ground floor.
This community is in walking distance to the white sandy beaches of Treasure Island and walking distance to restaurants, local bars and shopping. It is a residential area but if feels more like a vacation resort. A lot of people live year just a few month a year and other owners rent their unit for the season. As everywhere in Pinellas county, the asking prices range has changed a lot. At the moment it ranges from $187,900 for 920 square feet to $269,900 for 1030 square feet.
We have 7 units active on the market, 2 are pending and 1 closed this year for $212 per heated square foot.
Last year there were 7 sales in Sun Ketch and they sold for $ 240 per sf. on average. The highest sales price was $250,000 for a 920 sf unit. In 2006 the highest sales price was $268,500 and 5 units sold altogether. In 2005 total units sold were 7 and the highest price was $295,000 for 1015 sf. (per MLS data) We have one listing in Sun Ketch right now, it is a phase 1north west corner unit with 990 heated square foot, totally remodeled, redone and updated, owner spend about $80,000 over the last few years.
This unit is in great condition, has lots of natural light and all neutral colors.
