I had a client fly in from Pittsburg to look at a few condos here in St. Pete Florida.
We did not have much time and he is serious about finding something. He wanted a 2 or better 3 bedroom condo close to the beaches for under $250,000. It had to have a pool and a garage or carport. But the biggest thing was it had to sleep 8 people. That is where my problem came in, we have a lot of small 2 bedroom 2 bath units close to the beach in the $250,000 price range with a garage and a pool, but a 2 bedroom will not sleep 8 – no way.
We looked at 2 units in Indian Rocks beach the Windrush cove complex.
The units are nearly 1100 sf. and they have 2 bedrooms and an enclosed Florida room, Prices start around $175,000 He said he liked it and could make it work but had to remodel the whole unit and it was probably one mile from the beach which was too far.
Ok one mile off the beach was too far and he would not walk the distance but get in his car and drive, we realized that once he is in his car he might as well drive for 6 minutes instead of 3 minutes. So I showed him a 1800 sf 3 bedroom 2 ½ bath with nice huge balcony in Shores of Long Bayou right on Lake Seminole for $249,000
He really liked it !!!
Here in Pinellas County we have nearly 17,000 units active on the market, but being pressed for time, I could not afford to show him 10 more units, maybe 2 or 3 more that was it. That was one of the moments were I was really glad that I knew the area and our inventory so well. We drove back to Treasure Island and I showed him a unit in Sun Ketch – he was thrilled but still it needed a lot of work. Ok now I knew
Treasure of Capri, just around the corner. He loved it and got very excided about it.
The unit has nearly 1500 sf, a garage, pool, huge bonus room on the ground floor, totally remodeled and asking price $214,000
And once again, I realized that there is the perfect condo for everybody, you just have to know where to find it.
