What is the condo market doing in Treasure Island?

I get the same question over and over again.

People, buyers as well as sellers are confused by different information

and articles and statistics they read.

All of them are different and contradicting.

I personally have stopped reading them, it gets me very upset listening

to the so called “Experts”

Here is the short (but not sweet) answer.

Land’s End complex on Sunset beach

2/2   1255 sf  direct gulf front, updated, sold on 4/14/05 for $1,000,000 in 1 day

2/2   1140 sf  direct gulf front, updated, active on the market for  411 days now,

asking  $799,000

This year to date only one land’s end unit sold,  2/2 update,

1140 sf, direct gulf front for $735,000

These are real numbers for The Pinellas County MLS system

5 years ago, 4, 3 up to 2 years ago, it was rare to see a Land’s end unit in the MLS for more than 20 days, most of them did not even make it in the MLS because every Realtor on the beach had a list of buyers just waiting to get a unit in Land’s End.

Today we have 10 condos in Land’s end for sale with an average of 201 days on the market.

These numbers do not need an “Expert” to interpret them for you,

They speak for themselves.
