Just had a showing on one of my listing, selling agent was one of the “honey, sweetheart, darling buyer is always right” kind of people. The buyers were a couple and he was very quiet but SHE kept talking and every little thing she said was negative. This went on for 30 minutes, I stayed out of it and let their Realtor deal with it, but after 30 minutes I have had it. We had music in the background and she said “this sounds like rats” (bu the way, the home is in perfect condition and an absolute steal) Someone needed to stop this lady. So, I could have frowned and in an aggravated voice say, “Oh well, what a wonderful positive attitude YOU have:. But I just started laughing at her comment and in a cheerful voice with a smile on my face I said “”Oh well, what a wonderful positive attitude YOU have”

This did the trick, she stopped, realiezed her awefull attitude, we made fun of it and another 30 minutes later they walked out, loving the house.

So, it is not what you say, it is how you say it.
